Second homes weren&#8217;t just for vacations anymore. They became <em>escape valves</em>, <em>remote offices</em>, <em>safety nets</em>.</p><p>Now, five years later, that dream is colliding with reality. Mortgage rates have doubled. Insurance costs are soaring. Climate risks are rising. And data shows the second-home boom has cooled &#8212; but not collapsed. Instead, it&#8217;s evolving.</p><p>According to the National Association of Home Builders, America had roughly <strong>7.15 million</strong> second homes at the pandemic&#8217;s peak in 2020 &#8212; about <strong>5.1%</strong> of the entire housing stock. By 2023, that number had slipped to <strong>5.7 million</strong>, or about <strong>4%</strong>. The second home has quietly transformed from a lifestyle perk into a <strong>wealth indicator</strong>, much like private schooling or family foundations.</p><p>Age-wise, buyers skew between 45&#8211;64 &#8212; people balancing career wealth and life flexibility. Many are using cash, not credit. In 2024, only <strong>2.6%</strong> of all U.S. mortgages were for second homes &#8212; the lowest since 2018.</p><p>It&#8217;s a subtle but profound shift: the American dream of <em>a second place to belong</em> is now largely a story of <em>a second balance sheet to maintain.</em></p><div><hr></div><h3>III. The Geography of Desire</h3><p>Where are these homes?
